HISTORY
The co-ownership Quinta Polaris was planned and built under the direction of “Bodo boligbyggelag” (BBL), with the then-leader, Ole Salomonsen, as the driving force. Planning started in 1999, and completion took place in 2003. The buildings adhere to «Norwegian standards»; good insulation, underfloor heating, and the possibility of a closed stove in some of the apartments.
To purchase an apartment in this project, one had to be a member of BBL. When the offer to buy became known, many people joined BBL to position themselves for purchase.
The apartments are now sold (after the initial purchase) on the open market, and anyone can buy them. Today, it is no longer just Norwegians who are owners. The apartments are popular, and sales occur relatively infrequently.
ABOUT QP
Quinta Polaris is a Portuguese condominium that consists of 43 ownership units in four rows, A, B, C, and D. The area also includes a common house with a reception and cafeteria, a swimming pool, a tennis court, a football field, and a bocce court. Green areas and plantings are maintained by a gardener. The area is fenced and locked. The main gate is opened with a wireless key fob. In addition to the main gate, there are three gates for pedestrian passage. One is adjacent to the main gate, one at the opposite end, at the top of the facility directly north of the main gate, and one on the east side (by Aurora pub). All pedestrian gates have codes for opening.
WELL DRILLING – own water for green areas (from minutes 2011)
Due to high water expenses for watering the garden (€22,627 from 1.4.2010 – 1.4.2011), it was decided at the owners’ meeting in April 2011 to drill for water on our own grounds. In August 2011, permission from the authorities was obtained, and Rui negotiated together with the EU a contract with the company «Subterranean water captation.»
The negotiated contract was essentially that if they did not find water, QP would not pay for the search. If water was found, the company would deliver the entire facility for €20,000. In the last days of August 2011, drilling began, and water was found at a depth of 56 meters. The water was of good quality and in satisfactory amounts. (Some residents showed up with their own glasses to taste the water.) The facility was completed and tested at the end. Since then, Quinta Polaris has used its own water to irrigate the green areas.
Quinta Polaris is nicely located in the middle of the Algarve coast. The apartments are considered excellent holiday apartments, with short distances to beautiful beaches. Some of the owners rent out their apartments during certain periods of the year.

The facility is located about a five-minute walk from the coastline, with several nearby, beautiful beaches.
The address is: Rua Poco Gola, Alporchinhos, 8400-450 Porches.
Rua Poco Gola is the street name. The street stretches east-west on the southern side of the facility.
Alporchinhos is the name of the village where Quinta Polaris is located (can be searched on GPS). The village is just west of the slightly larger town of Armação de Pêra.
Porches is the area/municipality name.
Quinta Polaris means «The Polar House/The Polar Property.»
Alporchinhos is located in the middle of the Algarve coast, about a 45-minute drive west of Faro.
Along the coastline westward from Alporchinhos, much of it is a beautiful cliff coast. Eastward, there are many long sandy beaches and wetland areas. The landscape is varied. There are great opportunities for hiking, cycling, paddling, beach activities, golf, etc.
The co-ownership is administered by a Portuguese «administrator» (Luis Correia). The owners have elected three representatives and one deputy among the owners to form an «Owners’ Committee» (EU) which will be a link between the owners and the administrator. The EU interacts with the administrator on behalf of the owner group.
COMMON HOUSE, RECEPTION, AND CAFETERIA
Quinta Polaris is a condominium where the owners share some common facilities. To keep the facility in good condition, it is necessary for residents and guests to take care of and keep the common areas clean and tidy. Therefore, everyone who uses the common areas must maintain order.
The reception is currently not staffed.
The cafeteria is located adjacent to the swimming pool. The cafeteria is currently not staffed. Wi-Fi available:

The pool area can be used by owners and visitors. Before using the pool, one should shower. Sunscreen should be washed off the skin. See «Rules, of Order for the Pool» which are posted on the wall by the shower.

Sunbeds by the pool are for common use. They must be cleaned and put back in place after use. Sun umbrellas must be folded and placed so that they are not damaged by weather and wind. Swimwear, towels, toys, and trash must be taken with you after staying in common areas. Chairs should be stacked and placed under the sunshade after use.

There are toilets and showers, separate for women and men, connected to the pool. Owners and adult visitors are encouraged to prevent the toilets from being dirtied by young children using the facilities.

TENNIS COURT
The tennis court can be used by owners and guests. The court can be used for tennis and badminton. Playtime should normally not exceed 1.5 hours but can be extended if no one else wants to use the tennis court. Badminton players must yield to tennis players. Only shoes that do not mark the surface may be used on the court. After use, the court should be cleaned up. The tennis court should not be used for playing football.

FOOTBALL FIELD
A small «football field» on the east side of the tennis court can be used for ball games, badminton, etc. Football should not be played on the lawn in the common area outside the football field to avoid wear on the grass. Avoid damage to hedges and high shouting and noise during play.

A bocce court is located between the football field/tennis court and the road (southern part of the facility).

WASTE MANAGEMENT
Waste is sorted into biological, plastic/metal, glass, and residual waste and placed in containers located outside the facility. There are no waste containers inside the facility. Garbage left in the apartment attracts cockroaches, ants, and other insects.
